Fully Managed Service
Our comprehensive Fully Managed Service is designed for landlords who seek total peace of mind. For a fee of 9.6% inc VAT of the monthly rental and a set-up fee of £600.00 inc VAT, we handle everything from professional marketing and accompanied viewings to tenant referencing and day one alarm checks. This premium service includes rent collection, quarterly property inspections, utility notifications, and the registration of deposits for a small fee of £30 inc VAT. We also manage all routine and reactive maintenance with the unique benefit of adding no commission to contractor invoices, ensuring all aspects of your letting are handled professionally.
Letting and Rent Collection Service
The Letting and Rent Collection service is tailored for landlords who prefer to manage their own maintenance but want professional help with finances and tenant placement. At a rate of 8.4% inc VAT of the monthly rental and a £600.00 inc VAT set-up fee, we provide full marketing, viewings, referencing, and tenancy agreement preparation. While we handle the ongoing collection of rent and deposit registration, this service allows the landlord to retain control over utility notifications, property visits, and all maintenance reported by the tenant during the tenancy.
Tenant Find Only Service
Ideal for experienced landlords, our Tenant Find Only service focuses on securing the highest quality tenants for your property. This service is charged at 3 weeks’ rent plus VAT and includes professional marketing, accompanied viewings, and rigorous tenant referencing. We ensure your tenancy starts on the right foot with day one alarm checks and a professionally drafted tenancy agreement. Deposit registration is also available for this service at a fee of £40 inc VAT, providing you with all the essentials to manage your property independently.
Independent Inventory & Professional Standards
To ensure complete transparency and avoid any conflicts of interest, we offer an optional professional inventory service conducted by a trusted third-party company. This essential service is available at a cost of 14.4% inc VAT of the rental amount. Beyond the inventory, we maintain strict adherence to property standards, including EICR certificates every five years, annual Gas Safety Records, and ensuring all smoke and carbon monoxide alarms are within their operational lifespan and correctly installed on every level of the property.
Legal Compliance & Property Prep
- EICR (Electrical Installation Condition Report) – every 5 years.
- Gas Safety Certificate – annually (can be completed up to 60 days early with the same expiry date).
- Carbon Monoxide alarm – in date, lifespan 7–10 years.
- Smoke alarms on each level of the property – lifespan 10 years.
- EPC (Energy Performance Certificate) – due every 10 years.
- Decoration – repainting and completion of small projects where required.
- Cleaning – all appliances (if remaining/landlord’s liability) and full property clean.
- Garden – all outside areas maintained, including mowing and pruning.
- Keys – one set for Agent (if managed) and two sets for Tenants.
- Mortgage Company – confirmation they have been advised (if applicable).
- Building Insurance – details to be provided to Agent.
- Mail – redirection of any personal mail.
- Utilities – notify all companies of change and provide meter readings (included in Fully Managed).
- Boundaries – clarify responsibility, parking allocation, and any off-limit areas (loft/sheds). These should be locked with a spare key provided to the Agent.
- Contact details of preferred companies/contractors for works or repairs.
